STRATEGY/PHILOSOPHY

PASSIVE INCOME

Consistent passive income from a diversified investment pool.  Quarterly Preferred Return of 6.0% with a Target Return of 8.0% on invested capital.

SECURITY

Conservative real estate collateral basis with a target ~60% portfolio average Loan To Value.  The majority of real estate secured loans will be in Santa Barbara & surrounding coastal communities where there is Security of Principal.

INTEREST RATES

CONSISTENCY

Consistent quarterly returns in up and down markets delivered by an experienced (In developing, negotiating, structuring, documenting, servicing, and collecting on loans) lending team.   We have tested policies & procedures including appraisal review/ordering & construction fund disbursement, lending specific legal counsel, experience in special assets & REO disposition, and compliance. 

Mitigated exposure to rising interest rates.  Underlying short-term duration of the portfolio estimated at 1.5 years.

IN HOUSE

In House underwriting & servicing (Loan documentation & services, construction draw management/inspection, legal counsel, etc.)

DIVERSIFICATION

Diversified loan portfolio,  limited concentration risk (Individual loans not to exceed target of 20% of portfolio when portfolio is greater than $20M), and concentration tracking of asset sub-classes (retail, Industrial, hospitality, etc.) to mitigate investment risk.

RELATIONSHIPS

We know our clients and we strive to work with quality projects/established sponsors.

PRIDE

We value Pride of Ownership, and we work with borrowers/sponsors that demonstrate those qualities.  The majority of SBCFund investments go to support local real estate & business development.

PROTECTION

Loan loss provision will be maintained against portfolio loan balances.  Actual loan loss provision will be at the manager’s discretion with provisioning set aside to protect against potential loan losses in the existing loan portfolio.
